We all love our local neighborhood pool but sometimes it is good to mix it up a little.  Here we have gathered a list of the metro Atlanta water playgrounds, fountains and spraygrounds.  School is almost out and the heat is coming.  Here are some budget friendly places to beat the heat and have fun.  Don’t forget to pack sunscreen, a water bottle, a towel and perhaps a change of clothes!

Here’s a round-up of Atlanta’s play fountains.  Did we find them all?  Do you know of any not listed here?

Perkerson Park Splash Pad Opens This Saturday!

Join an afternoon of fun as the Atlanta BeltLine joins City Councilmember Joyce Sheperd and the Department of Parks, Recreation and Cultural Affairs to open the Perkerson Park splash pad. Enjoy music, light refreshments, games for kids, Italian ices, and more. Stick around until 3 p.m. and enjoy a jazz concert in the park as well!

Big Splash Fountain – Suwanee

Suwanee’s Town Center Park hosts this fountain. It’s big and has geysers of varying heights, which means that everyone from one-year-olds to teens can have fun. It also has a great location – surrounded by the restaurants of Town Center Park, the amphitheater, and a large grassy field. You can ride bikes or walk dogs on the trails around the fountain, and there are a couple of good choices for ice cream as well.

Big Splash Fountain is open from 10:30-9:30 daily, from April 1 – October 1. Admission is free.

Duluth Town Green – Duluth

Town Green in Duluth is a lovely place surrounded by grassy terraces and porch swings. They also have an amphitheater and a few restaurants, including an ice cream shop. The splash fountain in the middle is circular with a large center geyser.

Admission is free, and the hours are 9:00-10:00 every day.

Village Pavilion Fountain at Mall of Georgia – Buford

This fountain is basically a big circle, but you are at the second largest mall in the Southeast, and there’s a lot going on. Visit the  food court and many other restaurants that are nearby for a bite to eat before water play!

Admission is free, and the hours are 10-9 M-Sa and 12-6 on Sunday.

Sunflower Fountain at Atlanta Botanical Garden – Atlanta

The Botanical Garden is great for kids! You might think it’s just a nice place to take your mom, but many exhibits have appeal for children (carnivorous plants, anyone?), and they have a separate children’s garden. Furthermore, they realize that people visiting the garden in the summer will be braving the heat, and they provide misters throughout. Best of all, at the entrance to the children’s garden, there is a small splash fountain area. It’s very charming and sunflower themed. There are bathrooms located conveniently next door.

Admission to the Botanical Garden is $18.95 for adults and $12.95 for children 3 and above. They are closed on Mondays.

Centennial Olympic Park Fountain of Rings – Atlanta

The Olympic Park Fountain is undoubtedly the most famous fountain in Atlanta. Plenty of parking surrounds the park, and many musical, film, and family events take place there. You’ll also find a children’s playground.

Daily music shows at the fountain occur at 12:30, 3:30, 6:30, and 9:00. The park is open from 7:00 a.m. to 11:00 p.m., and admission is free.

Laurel Park Sprayground – Gainesville

Laurel Park Sprayground is in a huge. lovely park that, in addition to ball fields, playgrounds, and lake views, also has a water playground for kids. It only costs $1.00, and it’s very well designed. The variety of sprinklers and water sprayers will keep children playing for hours. The outer edge of the fenced-in sprayground has benches and picnic tables, and the floor slopes in toward the center, so you don’t have to get wet if you don’t want to.

Open late May – Sept. 1. 10:00 a.m.-5:00 p.m. Mondays-Fridays; Noon-5:00 p.m. Saturdays-Sundays. Admission: $1. Recommended for children 11 and younger.

Roswell Spraygrounds – Roswell

Roswell has two spraygrounds: one at Riverside Park and one at East Roswell Park. Both parks have great playgrounds as well.

Open for the season on Memorial Day weekend. Hours are 10:00 a.m. – 7:00 p.m. Riverside Park’s fountain is closed on Tuesdays, and East Roswell Park’s fountain is close on Wednesdays. Admission is $1.

Is there really a housing shortage?

It may be hard to believe, but the dramatic drawdown in inventories during this  spring buying season is bringing some cries of “housing shortage” from hotter  markets around the county.  But is there solid evidence to support such a  claim?
On Realtor.com, year-over-year inventories are down 21.48 percent  through March.  NAR reports first quarter inventories existing homes are down  21.8 percent nationally.  At the end of the first quarter there were 2.37  million existing homes available for sale, a 41 percent decline since the summer  of 2007 when inventories set a record of 4.04 million homes.
“We now have  broad shortages of lower priced homes in much of the country, with very tight  supply in Western states for homes through the middle price ranges.  This is  good news for many sellers who wish to list now, or for those waiting for prices  to improve,” said Lawrence Yun, NAR’s chief economist last week.

Reports of multiple bids, price increases, slim pickings and discouraged  buyers leaving the market are popping up in in a few markets, largely the  nation’s hottest markets where inventory declines exceed the national averages  but also major foreclosure centers like Phoenix where have been falling until  recently.  In others, unique local conditions such as the opening of factories  or military facilities, natural gas booms in Pennsylvania and North Dakota, and  seasonal shortages in university communities are causing market tightness.
In the Washington DC market, perennially one of the top ten nationally  in price increases, evidence is strongest that the pendulum may be shifting  towards a seller’s market for the first time in five years.
“Even though  there’s a glut of homes throughout parts of the country, the Washington region  seems to have the opposite problem, especially in the lower price  ranges.
“Many of the outer suburbs still have plenty of houses in the  lower price ranges. But less-expensive homes are very hard to find closer to  central D.C.: 68 percent of homes offered for less than $350,000 are located in  the outer suburbs beyond Montgomery County, Arlington and Alexandria. In the  District, Redfin counts only 862 listings for less than $350,000,” reported the  Washington Post May 4.
California markets like San Diego and Irvine where  home building has been at a virtual standstill and is strictly controlled,  population growth is creating new demand for housing.
“We’re going to  grow by a million people, over that period of time. And that represents a demand  of over a quarter million units of housing or more. And we have to supply them  as an industry. What’s going to change is what we supply and where we build,”  San Diego developer Gary London, president of the London Group Realty Advisers,  recently told KPBS radio.
Most reports from Realtors reporting tight  markets around the nation on the ActiveRain website focus on difficulties  finding affordably priced, entry-level homes.
“Thinking of buying a home  in Spring Lake (NJ) in the entry level pricepoint?  Your choices are extremely  limited this Spring season.  Currently, there are only 6 active listings in this  pricepoint,” reports  Diane Glander of  Diane Turton Realtors.
“This  morning I was taking look at some of our local housing statistics.  The first  very noticeable thing is that the number of single family homes for sale in Palm  Coast now stands 844.  When I first began selling home in Palm Coast in 2007  there were over 3,000 home for sale.  The current inventory of salt water canal  homes in Palm Coast now stands at 89.  This is down from 150 just two years  ago,” reports Kendall Caputo of Real Living/ Palm West Home  Realty.
“Inventory increasing at a pace roughly a month earlier than  normal.  We are seeing signs of a housing shortage with phone calls and emails  from agents looking for specific criteria which are not found on the MLS.  This  is a phenomenon not seen since 2007.  Extraordinarily encouraging,” reports Tim  Moncrief of
Austin.

“We are starting to see some real strong areas  and price points in the hottest neighborhoods and areas of Atlanta – Buckhead,  Sandy Spring and East Cobb real estate markets for 2012.  All have been highly  desirable areas for schools, area amenities and location.  So, not surprising  that Buckhead, Sandy Springs, East Cobb Real Estate would be the first to  improve.  Having said that, homes in these area run the full gamut of pricing  and it’s at their lower price points – below 750k and below 1Million that we are  seeing more of a recovery,”  Michelle Francis, Buckhead Atlanta Homes for Sale & Lease.

Even Phoenix, where the Case-Shiller Home Price Index lost  more than half its value from 2006 to 2010, is experiencing tighter conditions.   Since January, Mike Orr, director of the Arizona State University Center for  Real Estate Theory and Practice, has been predicting a housing shortage in the  Phoenix market, especially in the crunch is expected to be more pronounced in  the East Valley, where some subdivisions are approaching build-out and other  builders are raising prices.
A growing demand and shrinking supply has  driven home prices up in recent months, he said. Orr thinks that’s gone  unnoticed to people who will enter the market this spring, in what is typically  the peak time for sales activity.
In fact, in February the supply of  houses for sale in Phoenix was down 42 percent compared to the year before.   Some Realtors in Maricopa and Pinal counties are starting to call around to ask  people whether they would consider selling homes in desirable neighborhoods.   “Supply is tight, in a pretty extreme way, and it looks likely to stay that way  for months, Orr told KPHO news in March.
“They’re going to be surprised  that it’s so hard to buy a house. They’ve been hearing for so long that there’s  a glut of homes,” Orr said. “They’ll go out and find there’s not a lot to choose  from and every time they bid, there’ll be three or four other  offers.”

Atlanta- a city of Solo Dwellers

Atlantans are likelier to live alone than residents of virtually any other major U.S. city, with nearly half of Atlanta’s households having just one person, according to a census analysis released this week. A decade ago, Atlanta wasn’t even in the Top 10; now it shares the No. 1 spot with Washington.

The change — from 38.5 percent of Atlanta households in 2000 to 44 percent in 2010 — is significant, demographers say. They attribute it to a number of factors, namely: the mobility of single professionals seeking work in the city; the plethora of new condo and apartment homes for people who want to live alone; and the declining marriage rate.

“Atlanta has been a magnet for young professionals, black and white, for many years,” said Harvey Newman, professor of public policy at Georgia State University. “[Many] come here as young adults to go to school, they come here for  job opportunities and they stay … and don’t get married until later, if  at all.”

The recession slowed that trend, but didn’t stop it, he said.

The phenomenon includes more than the young and restless. The data on 1-person households includes people who are divorced or widowed, older people who have never married, and even married people living apart.

Atlanta’s increase — nearly 17,000 new solo-dwellers — was evenly split between men and women. Every age group saw an increase. And it wasn’t all renters, although they slightly outnumbered owners among the new solo-dwellers, according to the analysis of 2010 census data.

In raw numbers, Atlanta’s steepest increase was among men aged 35 to 64 who own their homes. In percentage terms, the biggest surge was among women homeowners aged 15 to 34.

That’s no surprise to Mike Alexander, chief of the Atlanta Regional Commission’s research arm, who suggested that the numbers of women enrolling in Atlanta-area  colleges could be  a factor.  Women outnumber men on most area campuses.

“It’s all anecdotal at this point, but it has to do something with college enrollment,” he said.

College is what brought Alix Jones, 31, to Atlanta more than a decade ago.   Jones earned a degree at Georgia State University, and except for a   two-year stint away, has lived in Atlanta since. She said many of her   friends decided to ditch roommates in recent years in response to the   first-time homebuyer tax credit, which the federal government offered as a means to stimulate the housing market.

She   wanted an investment, she said, but didn’t want to live in the suburbs — silos for singles, she said.

“Living   in the suburbs [as a] single is not smart, because then you’re just   playing house by yourself,” said Jones, a producer for Turner Sports. Of   course, living alone can be self-perpetuating, she noted.

“At   9:30 [at night] I’ll open up a bottle of wine and say ‘Wow, this is my   life. I am wining myself, and I am going to mow my own lawn   tomorrow,” she said, laughing. “The sad thing is, that is what I choose   to do.”

Women account for just over half of Atlantans living alone. Of the city’s 81,555 1-person households, 42,435 are female.

Another factor in the shift is a dramatic change in housing options from 2000 to 2010, experts say. Atlanta was a hotbed for condo and apartment development for much of the decade. That’s given buyers and renters alike increased options if they’re inclined to have their own space rather than sharing.

Dwanda Farmer, a 45-year-old economic development consultant in southwest Atlanta, recalls  moving to Atlanta in the late 1980s and finding few options for singles who wanted domestic solitude.

“When I went looking for apartments, I  found most of them were set up in a roommate-style.  It was expected  that people would not live alone, that we’d have this roommates  situation,” said Farmer, who has always lived by herself.

Amanda Brown, a 31-year-old executive assistant, rents a place, on her own, in Midtown.

“I  would say that most of my friends live a similar lifestyle. Actually, I  can’t think of one single friend that has a roommate,” Brown said. She used  to have roommates, she said, but didn’t want to share space in her 30s.

Tim Michaels, 32, Midday radio host on 94.9 The Bull, said the data confirm his experience as a single in Atlanta, and that of his callers, too. Many of them, he has observed, moved to Atlanta in the past decade to strike out on their own. And that means moving to where the action is.
